PROPERTY SURVEYING EXAMINATION OUTLINE

There are 5 different levels/categories of Examination, namely

  1. Foundation Examination (with subject code PS 100X)
  2. Part 1 Examination (with subject code PS 200X)
  3. Part 2 Examination (with subject code PS 300X)
  4. Part 3 Examination (with subject code PS 400X)
  5. Graduate Entry Examination or Direct Final Examination (with subject code PS 500X)

Hence, if a subject is included from Part 1, 2, or 3 to be tested in Graduate Entry Examination/Direct Final, this is given TWO (2) codes. For example, Applied Valuation I is Part 3 PS4003 as well as Graduate Entry PS5003. The list is provided below:

A candidate for the Foundation and First Examination shall not be less than 17 years of age on 1st January, of the year of the examination.

Before he/she is permitted to sit for any of the examination, a candidate must show proof of the following qualifications:

MCE/SPM/O-Level or Equivalent

Three (3) credits which include Bahasa Malaysia or English Language and Mathematics.

AND

HSC/STPM/A-Level or Equivalent

Principal Level passes from any TWO (2) of the following subjects:

Mathematics, Economics, Physics, Chemistry, Geography and Bahasa Malaysia.

FOR GRADUATE ENTRY/DIRECT FINAL

A person of not less than 28 years of age may be permitted to sit for the Graduate Entry Examination if the General Council is satisfied that:

i) he/she possesses a School Certificate/MCE/SPM with THREE (3) credits including Mathematics and Bahasa Malaysia/English Language, and

ii) he/she has not less than 10 years of approved surveying experience through working under the supervision of a Fellow or Member of the Institution.

A person with a recognized University Degree or any equivalent qualification from an Institution of Higher Learning/Professional Bodies may if the General Council is satisfied with such qualification be permitted to sit for the Graduate Entry Examination.

Potential applicants who possess degrees that are recognized by MQA and JPA could be admitted as Probationer members of the PS Division and be permitted to sit for the Graduate Entry Examination.

Below was the timetable for the 2025 Examination – which is in August, every year. The BOVAEP Diploma in Estate Agency Examination is usually held on the following month – which is September, every year. There are multiple examination centres throughout the country – Penang, Klang Valley (KL), Johor, Sarawak (Kuching) and Sabah (Kota Kinabalu).

For qualified REA and RPM, there is the Part III entry mode – which only involves the below subject codes:

Part III

  • 4001 – Urban Planning and Property Development
  • 4002 – Real Estate Economics
  • 4003 – Applied Valuation 1
  • 4004 – Applied Valuation 2
  • 4005 – Corporate Real Estate and Asset Management
  • 4006 – International Real Estate Market

Hence, exempted from the below Graduate Entry Subjects

  • 5007 Law of Property
  • 5008 Building Technology II
  • 5009 Property Management
  • 5010 Building Maintenance Management
